Roof age around here varies by the block. NewHolly's last phase was finished in 2005, so its first roofs have now taken twenty wet seasons. Nearby houses from the 1950s and 1960s may well be on a second or third roof, and a reroof is exactly when flashing gets disturbed, reused or replaced. SDCI states that replacing roofing needs no permit when nothing structural changes, which means no city inspector ever looked at how the metal was put back around your chimney. That makes the joint between brick and shingle the first place we look when a leak shows up indoors.
Census tables date a quarter of ZIP 98118's housing to 1950-1969, the Census shows, and another 28 percent have gone up since 2000. Next to Othello station, the rebuilt NewHolly blocks belong to the second group; a few streets away stand houses from the first group, and any brick chimney on one of them is older than the shingles around it.
Each reroof touches the flashing. Seattle's 2021 Residential Code, in section R105.2, lets a roof recover or like-for-like replacement go ahead without a permit, and the remodel guidance SDCI publishes says the same. Under R1003.20 of Seattle's code, a stack gets one when it stops short of the ridge and its width, taken in the ridge's direction, tops 30 inches. Its joint with the chimney has to be flashed and counterflashed like the rest.
