When the housing authority decided in 1995 to rebuild Holly Park, the result, NewHolly, was described as the first new neighborhood Seattle had seen in 50 years. Since then the blocks along Martin Luther King Jr. Way South have kept filling: Othello station opened in July 2009, an apartment building with 351 units followed in 2011, and a 108-apartment project in 2017. Rooflines here now run from single-story houses to four-story buildings. A cap is a small part, yet on a mixed street like this its job is the same as anywhere: keep rain, birds and debris out of the flue and sparks in.
The housing authority describes NewHolly as more than 100 acres of single-family homes, townhomes and buildings of one to four stories, with 620 of its own units ranging from 574 to 1,738 square feet. Beside it stand older houses from the decades before the rebuild. No record tells us, from the street, what sits under a given cap here. It could be a clay-tiled masonry flue, a later insert liner, or a factory-built pipe with a cap of its own design.
For masonry chimneys, the terms come from Seattle's 2021 residential code.
