Seattle masonry seldom gets the chance to dry out. Count the drying days in a lowland winter and the Western Regional Climate Center comes up with a mere 4 to 8 per month that are even partly clear, WeatherSpark finds January skies over Seattle overcast or mostly cloudy 71% of the time, and the year's shortest day lasts only 8 hours 26 minutes. Brick soaked by one storm is frequently still damp when the next arrives. Once the necessary masonry repairs are complete, we wash the chimney at low pressure and treat brick and joints alike with a vapor-permeable repellent.
Rainier Beach occupies Seattle's southeast corner on the lakeshore, and by WeatherSpark's count the city's prevailing wind blows from a southerly direction roughly 9.5 months of every year. For houses along the lake there, the south face of the chimney takes the bulk of the wind-blown rain and tends to be the last to dry. When we treat a Rainier Beach chimney, that side gets the most careful inspection before the repellent goes on and again afterward.
No masonry on a house is more exposed than the chimney: four sides plus a top, sticking up above the roof with no shelter at all. Brick is porous, and over a Seattle winter it soaks up water much more often than it gets to give it back. Stains, frost damage and indoor leaks all begin in saturated brick.
The repellent has to breathe. Paint or a film-forming sealer seals in moisture that is already in the masonry, and when that moisture freezes, brick faces spall. A penetrating repellent coats the inside of the pores without sealing them against vapor. It has clear limits, though: it will not close a cracked crown, replace missing mortar or repair flashing, and spraying it over those problems just masks them for a season. Moss belongs in the same conversation. In the damp Pacific Northwest, roof moss cannot be avoided, Oregon State University Extension says; shade feeds it as much as rain does, and a mat of it can pry asphalt shingles up and let water beneath them.

$285–$795. Most of the difference comes down to the chimney's size and how much cleaning it needs beforehand.
It should not. A penetrating repellent cures without shine or a surface film. The only visible change is during rain, when water beads on the brick rather than sinking in.
Rarely on its own. Most leaks enter through the crown, the flashing or open mortar joints, and a repellent cannot seal any of them. We track down where the water actually enters and repair that, and only then treat the brick.
Please do not. OSU Extension warns that roof moss removal is not suitable for everyone and recommends cleaning before any treatment is applied, and old mortar is no tougher than a shingle. Low-pressure cleaning is already part of our service.
