Hillman City, King County
Hillman City cap jobs fall between $235 and $850. One flue, one standard stainless cap, an easy roof: that is the $235 end. Spanning a crown that holds several flues, adding a damper that seals at the top, or bending a cap to fit an irregular crown brings the figure toward $850. Each one is screwed or clamped down, never just dropped on.

Many houses in this part of the city stand on their own lot with their own chimney. Census data for 98118, the ZIP area Hillman City belongs to, counts detached single-family houses at 59.2% of homes, against 36.8% for Seattle as a whole. That figure belongs to the entire ZIP area, but it describes the job well: on most calls here, one household owns one stack, sees the top of it from the sidewalk, and decides alone what goes on it.
Every chimney cap installation we do in Hillman City includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowUncapped, a flue here is a rain gauge with a fireplace at the bottom. WeatherSpark's Seattle summary has the wet season running from about October 10 to April 30, with November alone bringing some 7.5 inches of rain across nearly 17 wet days. Whatever falls in runs to the damper and the smoke shelf, corroding the plate and leaching mortar from the shelf. When the weather warms, starlings and squirrels go looking for a dry hollow, and a nest left in the flue becomes fuel for the first fire of the season.
In Seattle's code book, a brick chimney is not finished until its top is. Section R1003.9.1 lists stone, concrete or metal for that top piece, and asks that it be sloped to drain, edged with a drip, and isolated from the flue liner by a caulked bond break, so liner and crown can each expand with heat on their own.
Adding a spark arrestor brings section R1003.9.2 into play. Its net free opening has to reach four times the flue outlet, or more, so the draft is not choked. Code asks the screen to match the heat and rust resistance of galvanized wire at 19 gage, or stainless at 24. And the mesh is sized from both sides: a half-inch ball must not pass, a three-eighths-inch ball must. That last rule is a balance: too fine a mesh plugs with soot, too coarse a mesh lets embers out. The caps we fit are sized against those numbers.
A cap does not fix a stack that is too short, either. The same chapter sets a minimum of three feet of masonry visible over its roof exit, plus two feet of rise over any roof surface or wall closer than ten feet.
We record the flue size and shape, the crown condition and the height above the roof.
Sticks, leaves and anything an animal carried up there come out by hand before the new cap is set.
The cap is set square over the flue and secured so wind cannot lift it.
You get photos of the cap from above and from the side.

Seattle's residential code wants the top of a brick chimney closed off and drained. A screened stainless cap handles rain and wildlife together, and on site we show you what your stack has now.
Yes. Because a multi-flue cap covers and anchors to the entire crown, it costs more than one for a single flue.
For a cap alone we can often quote after measuring. When we do inspect first, the Hillman City visit is $99 plus tax and is removed from the cap price once you say yes to it.
