Georgetown, King County
A gas fireplace service visit in Georgetown is $189 to $425. A routine tune-up on a working unit, with the glass cleaned, the burner and pilot assembly cleared, the logs reset and the vent checked, costs the least. A unit that will not light, a sooty firebox or a hard-to-reach vent cap pushes the price up. Replacement parts are added in writing once we know what broke.

Many Georgetown homes have been modernized more than once. The city's 2014 survey describes late-Victorian houses from around 1900 that were remodeled around the Second World War, and others re-sided in later decades. Swapping a wood fire for gas logs, or sliding a gas insert into a fireplace opening from around 1900, belongs to the same habit of updating. On a house with that kind of history we check how the gas appliance vents: into a dedicated liner, through a direct-vent pipe in the wall, or into an old brick flue that was never lined for it.
Every gas fireplace service we do in Georgetown includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowThe visits that worry us most are the quiet ones: a pilot that lights but a flame that burns lazy and yellow, a soot line across the glass, or a nest plugging the termination outdoors. Spiders and debris collect in burner ports through the summer, so the first lighting in October is often when problems show. Gas logs also get shifted during cleaning and end up in the flame path, which is what makes soot.
The unit is turned off and allowed to cool. We check the gas valve and connection with a detector before anything is taken apart.
The glass comes off, the logs are lifted out, and the burner, pilot and sensors are cleaned.
Logs and embers go back exactly where the manufacturer places them, so the flame does not touch them.
We check the vent path to the outside termination, then light the unit and watch the flame and draft.
A carbon monoxide reading is taken at the opening and noted, along with any part that is wearing out.

Puget Sound Clean Air Agency's ban stages are written around wood. Under Stage 1, open wood fireplaces must sit cold, and so must any uncertified wood stove or insert. Stage 2 widens that to every wood-burning appliance in the house, pellet stoves and certified models included. Gas fireplaces are not on either list. Georgetown's valley got its own air report from the agency in 2016, which names home wood smoke as one particle source and credits winter bans with holding it down; that difference is worth weighing before choosing between the two fuels.
A ban day is a bad day to discover the gas unit does not light, because a household without the agency's formal exemption has no wood fallback, and that exemption only goes to homes whose heating cannot keep occupied rooms at 70°F. Servicing the gas fireplace in early fall, before the inversion season the regional climate center associates with stagnant winter air, means it is ready when the wood-burning devices on the block have to stay cold.
Georgetown is a Duwamish valley neighborhood of Seattle that ran its own city government from 1904 to 1910, with small one-story workers' houses from the boom years of 1890 to 1916, many of them remodeled around World War II.

Once a year, before the first cold spell. CSIA's guidance, drawn from NFPA 211, calls for annual inspection of vents as well as chimneys.
It can be. Under Seattle's residential code, brick flues must carry a liner, and a gas appliance needs a flue sized and lined for it. We check what is actually in yours.
A new installation is a separate job, with its own permits and a quote written after a site visit. SDCI's mechanical permit does not cover gas piping, which needs its own permit.
