The Seattle chimney rule offers five routes: rebuild in reinforced masonry from the floor line below the roof; rebuild from the top of the smoke chamber; rebuild from just below the roof line with an external roof brace; replace with a listed factory-built metal chimney above the smoke chamber (a steel-stud chase may enclose it); or an engineered design. New rebar must be dowelled at least 12 inches into the old chimney. The top 2 feet may be rebuilt in kind, chimneys over 3 feet above the roof need two points of support, and those over 12 feet above the roof line need an engineer.
