Rainier Beach, King County
Masonry work on a chimney in Rainier Beach is priced from $475; for that, we seal or patch a crown, or repoint a small patch of joints. Recasting a crown from scratch or repointing a whole stack costs more, and the quote tells you how many square feet of joint we plan to cut out, so each line of the price has a measurement behind it.

Wikipedia dates two early Rainier Beach buildings, Emerson School in 1909 and Firehouse No. 33 in 1914; no source we read dates the neighborhood's houses one by one. Census data comes only for the whole 98118 ZIP area, a census unit reaching well beyond this neighborhood, and there 18.1 percent of homes predate 1940. On a chimney that old we check the mortar before anything else. Original joints were often mixed softer than today's bagged mortar, and filling them with something harder makes the brick, not the joint, take the next crack. We match the repair mortar to what is there.
Every masonry repair (crown / repointing) we do in Rainier Beach includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowFrost is the slow enemy. Across the Puget Sound lowlands, the regional climate center reports, a typical January night falls to 28 to 32°F, and the months safe from frost run only from late April to mid-October, so a joint that soaks up November rain can freeze on a clear night that same week. On permits, the news is mostly good: Repointing is permit-free in Seattle as long as the structure is untouched; SDCI's page on remodels and the exempt-work list in the city's residential code both say so. Seattle's 2004 chimney rule adds one obligation when a stack is partly rebuilt: any old brick left standing must be examined, and its failed joints tuckpointed.
We mark which joints and which brick need work on each face, so the quote has a real measurement behind it.
Failed mortar is ground out to a depth the new mortar can grip. Brick that has lost its face comes out too.
New mortar is packed and tooled to the existing profile; a crown is formed or recast so it sheds water past the brick.
The work is covered and given time before rain or frost reaches it, and the date goes into your file.

Moss on a chimney is not only on the shingles around it. On a shaded stack it roots in the joints and on the crown, holds rain against the mortar and keeps it wet long after the roof has dried. WeatherSpark's Seattle averages show a January sky that is overcast or mostly cloudy about seven hours in ten, so in winter that moisture has little chance to leave.
Oregon State University Extension says to clean a roof before any moss product goes on, names soap-type products (potassium salts of fatty acids) as one option, and is frank that roof moss removal is not a job for everyone. On a chimney we brush the moss off by hand, let the joints dry, and only then judge which ones need cutting out. Treating moss without fixing the joints underneath just means doing it again.

A full repoint runs $1,500 to $3,000 on Mad Hatter Chimney Sweep's published list, and crown work $800 to $1,500; it is one of the other Seattle companies showing prices online (viewed October 4, 2026). Their numbers, not our quote; ours starts lower for small jobs and rises with the area involved.
Only in a dry, mild stretch, and with the work protected. Fresh mortar must not freeze while it cures, so we prefer late spring to early fall.
Not in Seattle, as long as nothing structural changes. A rebuild is another matter and is covered on our chimney repair page.
Often it is worth it, once the new mortar has cured. We can quote both together. If you would like us to look first, the visit costs $99 plus tax, and we take it back off the quote once you approve it.
